Call to Order – The meeting was called to order at approximately 3:05PM.
Directors Present – Bob Sanchez, Mark English, Joe Bawduniak, Donna Raab, Hank Rossi, Ted Raia, and Pat Florestano.
A Quorum was established.
Minutes – A motion was made and 2nd to accept the January meeting minutes as read.
Treasurers Report – The Treasurer presented a brief summary of PBPOA’s financial status.
Members Present – Approximately forty-five (45) residents were in attendance for the presentation on One Naples concerns.
Meeting Presentation- One Naples: Vice President Ted Raia introduced special speakers Dave Galloway, President along with Kathy Robbins, Secretary & Treasurer of the Vanderbilt Beach Association. They discussed the community concerns being raised over Stock Development’s One Naples project proposed to be built on Vanderbilt Road (across from the Ritz). Main Concerns:
- The new development, if approved, will change the current nature of the various communities along Vanderbilt Beach Road and Gulf Shore Road.
- Traffic on Vanderbilt Beach Road is already backed up during the season as people attempt to park and use the beach at the foot of Vanderbilt Beach Road. Additional traffic generated by new residents could create chaos as people attempt to enter and exit the area.
- Size and Height of the condo’s being proposed.
- Population Density.
- Parking Availability .
- Safety of walkers, bikers and cars as traffic converges at the corner of Vanderbilt Beach Road and Gulf Shore Drive.
- Viability of the entire project.
Cathy Robbins and Dave Calloway pointed out that Stock Development is a wonderful company that does quality work but the residents of the local community believe this project is far too large to fit in this space, given the density and road conditions of the immediate area. They also pointed out that Stock Development has spent approximately 30 million dollars to acquire the property and that, while the community understands some development is to be expected, they do not think it should be to the scope and scale of what is being proposed.
Director Bawduniak brought up the potential for the County to redirect traffic through Pelican Bay once One Naples is developed to ease traffic at Vanderbilt Beach Road and Rt. 41 North. There is precedence for this at Oaks Blvd. and Immokalee Road, where traffic was redirected through the residential neighborhood of Tarpon Bay. This was accomplished by eliminating the left turn off Oaks onto Immokalee Road. This same scenario has happened in other neighborhoods throughout Collier County.
After discussion, the Board agreed to continue to monitor Stock’s zoning application and growth plan amendment for the project, as they go before the Collier County Planning Board.
In conclusion, Bob Sanchez encouraged members of the Board and PB homeowners to attend Stock Development’s informational meeting at St John’s Catholic Church at 9:30AM on Friday morning.
