Dear Friends and Neighbors, 

Stock Development mailed a 5 page community promotional piece on One Naples which I received today.  It talks about all of the concessions that Stock has made to accommodate the community.  No mention is made anywhere of the possibilities of a hotel with all of the traffic that it would generate nor any future plans for the property to the North of One Naples as proposed.  They do talk about up to 99 docks with public fueling access.  Can you imagine sitting at Buzz’s Lighthouse Restaurant and looking out on 99 boat slips and a public fueling facility which, while not mentioned in the promotional piece, could very well have restrooms and a store, too. Where will the parking be?

This monstrosity could have a life in excess of a century completely disrupting the lives of all of the neighbors and neighborhoods for miles around.  And,  it is virtually impossible with the additional traffic not to create safety problems for pedestrians, bicyclists, walkers, skaters and others, on narrow roads that are very difficult or even impossible to widen plus complicating all of the the Emergency Services’ access to Vanderbilt Beach Road.  And even with their self described concessions in density, height and the reduction of commercial space to 10,000 square feet, Stock is still trying to ‘almost double’ the maximum allowable density in their rezone amendment plus allow for building heights totally inconsistent with the surrounding buildings and requesting numerous right of ways  be vacated (to only name a few things). This is clearly not even close to the intent of the Collier Land Development Code that the County, itself, established.

One Naples as proposed has to be stopped!  The Developer has gotten himself into a $19 or $20 million mess. None of the surrounding North Naples communities nor any Collier beach goers should have to compromise their quality of life to bale Stock out!

It is important that we emphasize that the Pelican Bay Property Owners Association is neither against development nor Stock Development.  We are for the quality of life that we committed to having when we moved to Pelican Bay and North Naples.  And to have anyone attempt to compromise the local environment, safety and the quality of life for thousands of existing residents for decades to come (as well as all the Collier County beach goers that use Vanderbilt Beach) for their own economic benefit is… just plain wrong.
