The subject of the financial impact that One Naples as proposed will have on existing property values has not been given enough attention…
- How can it not affect property values when views of the gulf are blocked along with the soothing gulf breezes?
- How can it not affect property values when neighborhood roads become less safe because impatient motorists are diverting into the neighborhoods to avoid the US 41/Vanderbilt Beach Road stoplight?
- How can it not affect property values when Emergency Services, EMS, Sherriff and Fire Department, response times are increased because of traffic on Vanderbilt Beach Road?
- How can it not affect property values when bicyclists, walkers, skaters and everyday people out walking their dogs are competing with cars and each other for limited space.
- How can it not affect property values when 300,000 more people are going to live east of I-75 and have only two failing roads to get to the beach, and when they get there, they have no place to park?
It’s important to remember that the residents of One Naples will be bicycling, walking their dogs, skating and running, too, adding even more congestion to the neighborhood. And, since the life of this project could be a hundred years or more, they are going to be doing it for a long time.
This proposed One Naples project is egregious and the wrong project, in the wrong place, at wrong time. It is neither compatible nor complimentary to the local environment. The only winner, if approved, is Stock Development.
Stock Development has created a $25,000,000 mess for themselves and wants, needs and probably expects the taxpayers to bail them out through insidious zoning exemptions. Stock is a fine Company with many successful projects. However, this is not one of them if the 5.4 acres is used as proposed. This must be stopped!
We cannot afford to remain silent until the continued November 5th Planning Commission hearing. We need to continue to make our voices of opposition heard!
