PBPOA Annual Meeting Minutes (Approved 3.11.21)

March 12, 2020

Call To Order – The meeting was called to order at approximately 3:10PM. 

Directors Present – Bob Sanchez, Mark English, Joe Bawduniak, Donna Raab, Hank Rossi, and Ted Raia.

Members Present – Approximately twenty (25) residents were in attendance.

Quorum was established.

Minutes – A motion was made to waive the reading of the minutes of last year’s annual meeting and was seconded. The motion carried.

The Focus of the Annual Meeting – 

  • To provide PB residents with an update on the Clam Pass expansion.
  • To present the PBPOA members with a summary of the informational meetings presented by Stock Development’s, One Naples, project team.
  • To listen to resident concerns/comments.
  • Fulfill the Annual Meeting requirement.
  • Discuss how the repairs to streetlights, walkways and ponds are not progressing fast enough.

Joann Smallwood, our Clam Pass Expert, warned that, while the Clam Pass Garage has been rejected, Collier County is still planning ways to expand usage at the Beach, which would ultimately hurt the ‘prized’ Mangroves. She advised all that it was a mistake to assume this project was dead.

Cathy Robbins and Dave Calloway returned again this month to hear Ted Raia’s summary of the One Naples project.  They also participated in answering some of the questions residents had.

Ted’s Raia’s Summary of One Naples:

  • Vanderbilt Beach Road, from Rt 41 to Gulf Shore Road, is a one lane roadway that becomes a choke point for PB residents trying to enter Vanderbilt Beach Road from North Pointe Drive or Hammock Oak Drive going west. 
  • His slides also showed that once residents turned onto Gulf Shore Road, there was no exit until Immokalee Road , which is also a one lane highway from Gulf Shore Rd to RT 41. 
  • Simply stated, planned beach expansion at Clam Pass and Vanderbilt Beach Road would back up traffic on Seagate Drive and Vanderbilt Beach Road, effectively closing off three of the six entry/exit roads that PB residents use during busy periods. 

Stock Developments response to this concern is Seagate Drive, Vanderbilt Beach Road and Immokalee Road, while considered failed roads from RT41 to the beach, are the responsibility of Collier County and they are working with them to develop a solution.

  • Ted’s slides also highlighted the density issues involved with the size of the project and the concerns raised by a private marina which is part of the project.
  • Ted also pointed out planned development of this area to its projected levels was far to dense for the space involved and would create chaos for people using the beach or trying to bike, drive or walk in an already congested area.

The bottom line on the Clam Pass and One Naples expansion projects indicates either project as stated today will negatively impact traffic and safety in the local communities involved. We and our neighbors to the North and South must watch both projects carefully.

Member Concerns/Comments:

Attending residents also expressed concern over the the following items, which the Board with look further into with the PB divisions.

  • Unnecessary raking of the PB beaches is not good for environment.
  • Recently planted grasses are being trampled by the beach staff.
  • Traffic on Green Tree Drive has increased dramatically since the “No Left Turn” restriction was implemented on Gulf Park Drive at RT41.
  • Wait times around 11AM for tram service at Commons is too long

Other Board Business – 

  • Election of New Board Members to replace directors who have reached their term limits.
  • There are several open board positions. Interested persons should contact Mark English.
  • Due to the length of the meeting, the Board moved to resume in an Executive Session, at another date, for the purpose of electing new officers for the 2020-2021 year.

Adjournment – A motion was made to adjourn the meeting at approximately 4:45PM.
